Reshaping the Brooklyn waterfront

From industrial to residential

Greenpoint Landing, a 22-acre master-planned development site located on the Brooklyn waterfront, is transforming a former industrial area into a new multi-building development within an enclave of parks and tree-lined streets.



Sustainability and community, first. Always.

Brookfield Properties joined the Greenpoint Landing project in 2015, by partnering with Park Tower Group on the first phase of the market rate development. We then acquired two additional sites to the north and south of phase one in 2018. In August 2018, One Blue Slip debuted as the first market rate tower in the master plan. The building fully leased in its first year. Subsequently, Two Blue Slip, the sister property, opened February 2020.

The master plan calls for the development of a fully-integrated community with 11 residential towers providing 5,500 housing units - of which approximately 1,400 will be affordable - public spaces, parks, a public school, a full complement of retail amenities and an expansive waterfront esplanade, to be funded in part by Brookfield Properties’ $40 million investment in infrastructure adjacent to the new residential.

One Blue Slip

The design of building and choice of efficient systems reduce annual energy consumption by 15% from industry standards. In addition, efficient plumbing fixtures reduce water consumption by 35% compared to traditional fixtures. Within the building’s HVAC system, there was no use of CFC-refrigerants and other low emissions materials were used in construction.

During the construction phase, we also committed to utilizing 10% of materials that were manufactured and/or extracted from within 500 miles of the project site. This commitment reduced corresponding emissions with transporting materials to the site and helped bolster local businesses. In addition, through an ongoing construction recycling initiative, we were able to divert 75% of construction waste from landfills.

One Blue Slip achieved LEED Silver certification in 2019. Among its design features, the property features unobstructed expansive waterfront views, with more than 90% of the building’s 359 units having views of the East River and Manhattan skyline. Simultaneously with the opening of One Blue Slip, 1.5 acres of adjacent sustainable public open space was added, unlocking a stretch of Greenpoint waterfront to the local community for the first time in generations. With easy access to public transportation and community services, One Blue Slip also offers over 420 covered bike storage spaces for building residents as end-of-trip facilities.

In the fall of 2017, the Waterfront Alliance announced it certified phase one of Greenpoint Landing into its award-winning Waterfront Edge Design Guidelines (WEDG) program for excellence in waterfront design and resiliency.



Two Blue Slip

Opened in 2020, Two Blue Slip paired unparalleled resident amenity spaces – including a private pool, bar and lounge, coworking space, fitness center, and more – with unobstructed and expansive waterfront views. Similar to One Blue Slip, over 70% of the building’s 421 units having sweeping vistas of the East River and Manhattan skyline. Two Blue Slip residents can also tap in to the ease of tech-enabled living. Using the Latch keyless entry and home management system, residents can access their apartments and amenity spaces throughout the building with their phones, as well as allow friends and deliveries inside while they are away. Residents also enjoy complimentary rides to transit hubs with Via.

Along with Two Blue Slip’s opening, the public waterfront esplanade at Greenpoint Landing was extended to connect the newly renovated Newtown Barge Park and the existing waterfront open space. In total, there are now over three acres of waterfront public open space including picnic areas, open lawns, and a sports field.

30% of the units are income-targeted through the Affordable New York program and will be leased via the City of New York’s Housing Connect lottery system. Two Blue Slip is in the process of LEED certification.



Future phases

Construction has begun on the next phase of development at Greenpoint Landing, including acres of additional public waterfront open space designed by James Corner Field Operations and three new towers. One 30-story tower is rising between One Blue Slip and the future Box Street Park. Also, immediately south of Newtown Barge Park, two new residential towers designed by the acclaimed international architecture firm OMA are rising. Together with an adjacent seven-story building, the two new towers will bring a total of 745 units of housing and public open space to the neighborhood, expanding the existing esplanade. The new open space as part of this phase will focus on natural landscaping and expansive green spaces, creating a variety of experiences along the shore, including a lawn, picnic area, garden walk, and some salvaged maritime pieces found at the site. In this next phase, 30% of all units will be income-targeted through the Affordable New York program.
