Brookfield Properties is expanding its retail footprint. Four new venues across Mumbai, Bengaluru, and Noida opened during the past quarter, each selected to extend engagement well beyond transactions.
Burma Burma’s fifth Bengaluru outlet is located at The Bay, a curated food and leisure precinct inside Ecoworld. It’s positioned for lunch meetings that drift into early dinners, and targets both office crowds and nearby residential neighborhoods.
Designer Minnie Bhatt has divided the 90-seater into three zones: an alfresco terrace echoing the Kyaukse Elephant Dance Festival, a main room evoking Burmese New Year, and a private dining area hinting at the Phaung Daw Oo Pagoda Festival.

The menu balances comfort with discovery. Tea leaf salad and samosa soup offer familiar entry points, while palata with tohu mash and Burmese falooda introduce less common flavors. The beverage list — kombuchas, kvass, and live-brewed teas — caters to nonalcoholic preferences. Delivery extends the experience through signature packaging and QR-coded Spotify playlists.
The no-alcohol policy isn’t a limitation. It’s part of the draw.

Jollygunj serves as an evening destination for North Bengaluru’s working professionals, rising above the mall’s retail rhythm with music spanning classic rock to contemporary electronic.
The open-air space combines stone, wood, and metal with warm lighting and strategic greenery, creating intimate seating areas within an open layout. Skyline views frame one side, while Yelahanka’s residential sprawl stretches across the other.

Built around sport and play, it offers a high-energy setting with everything from big-screen match screenings to pool, darts, and foosball — all meant to spark interaction rather than passive viewing.
Drinks lean toward easy favorites — such as Gayle’s Rum Runner and other playful signatures — designed for casual sipping rather than cocktail theatrics.
