685 Market Street, also known as The Monadnock Building, is a historic, 205,000 square foot, 10-story office building in downtown San Francisco. Built in 1906, it is an exquisite example of turn-of-the-century "Beaux Arts" style. Its storied place in San Francisco's history makes it one of the city's most well-known landmark properties and through our ongoing sustainability program, the property is now LEED and Energy Star certified.

A refreshed and renovated landmark in the heart of SF

685 Market Street underwent a full restoration and renovation project in the late 1980s/early 1990s and features marble tiled courtyards with fountains, arched trellises, and extensive murals representing notable figures from the city's past. The 10-story building houses approximately 192,000 square feet of office space and 13,000 square feet of street-level retail. 

685 Market Street has a newly renovated exterior façade and storefronts, main lobby, and atrium courtyard. It is ideally located between Union Square and the Financial District, steps from Annie Street Plaza, a redesigned pedestrian park with seating, greenery, and planned events, and within walking distance to museums and other notable city landmarks.

Latest sustainability highlights

685 Market has been certified LEED Gold since 2012 and has an 85 (out of 100) rating as a 2020 Energy Star Certified building. 

A full building automation system has also been installed to optimize equipment operation and improve efficiency, including:

  • Continuous MACH Energy Systems that monitor, track and curtail energy use
  • Energy efficient lighting controls and occupancy sensors installed throughout the building
  • Variable-Frequency Drive motors on all building systems to improve energy efficiency 

In addition, the property has ongoing water efficiency program and indoor air quality monitoring in place, which is continuously adjusted for optimal tenant comfort and safety. Low-mercury fluorescent and HID lamps are also used within the property where possible for their energy-saving properties. A fulsome green cleaning program is in place, that uses non-toxic cleaning supplies throughout the property, as well as an optimized recycling diversion initiative that prevents waste-to-landfill using a refuse sorting program. 

With its immediate access to the Montgomery Street BART and MUNI stations, as well as bus transportation, the central location of the property gives it a transit score of 100, walk score of 97 and bike score of 90. An expanded bicycle room provides important end-of-trip facilities for tenant use.
