Development
Our developments deliver not only on what our partners require right now, but on their vision for years down the line. We look at every project with a long-term view, and build relationships that last for the long haul.
At Brookfield Properties, our goal is to optimize energy and resource efficiency at all of our properties. We prioritize sustainability with the wellness and safety of our tenants, employees, and residents who live in the neighborhoods in which we operate.
As the largest manager of Class A office properties in Downtown Los Angeles, we achieve our sustainability goals through an integrated approach based on three principles:
Sustainability is an integral part of our culture and we are always searching for ways to reduce our carbon footprint. We embrace that design obstacles can fuel innovation - and we welcome the challenge!

kWh saved in 2017
In early 2021, Brookfield Properties' DTLA portfolio - spanning over nine million square feet - achieved the first ever UL Healthy Buildings Verification Mark for Indoor Air Quality (IAQ). To earn UL Verification, we participated in a thorough, comprehensive evaluation process that included on-site inspections and IAQ testing. Each property demonstrated excellent IAQ performance in bringing outdoor air into each property with superior filtering and circulation for the health and safety of its tenants and visitors. Ours is the largest portfolio to date to achieve this designation in Los Angeles and the first in DTLA.
In 2019, our sustianability initiatives saved over two million kilowatt hours (kWh) within our downtown Los Angeles portfolio, which is the equivalent of taking 300 cars off the road for one year. In 2018 and 2019, our DTLA portfolio won the Los Angeles Better Buildings Challenge Portfolio of the Year award and first place in the "Greenest Customer" Energy Management category from the Los Angeles Department of Water and Power for reducing annual energy consumption by 87%. Our comprehensive energy efficiency measures included converting to LED lighting and installing occupancy sensors, saving over 4.5 million kWh in 2017.
As part of the 2016 United States Green Building Council (USGBC) Greenbuild International Conference, three of Brookfield’s Los Angeles properties (Bank of America Plaza, Figueroa at Wilshire and Ernst & Young Plaza) were featured as part of a green building walking tour. Engineers, architects, and designers from across the globe participated in the tour, which placed a spotlight on green building features, Brookfield Properties employees, operating procedures, and the excellent energy performance at the buildings.
In 2015, we developed a Brookfield Properties' LEED EB:OM Prototype, with input from employee subject matter experts, regional LEED consultants and the United States Green Building Council (USGBC). Since that time, all our DTLA properties have been recertified - with two properties achieving Platinum certification, five achieving Gold and two others achieving Silver.
At Brookfield Properties, we value opportunities to share best practices across our organization. With this in mind, we created several committees to collaborate on common initiatives, share innovations and provide insights on our global markets. Since 2012, the Global Sustainability and Global Operations committees have shared a considerable number of best practices among regions and strengthened employee relationships.
