Encompassing landmarks ranging from the U.S. Navy’s oldest shore establishment to a brewery predating the Civil War, The Yards rich history dates back to the 1700s. Throughout its development, our goal has been to create a neighborhood that both embraces the historical precedent of the Navy Yard, while pushing the boundary of conventional commercial developments all while making a positive impact on the lifestyle of the neighborhood residents, tenants and visitors.

Easy access to public transit and main thoroughfares—as well as an influx of retail, restaurants, and programming— has spurred retail growth in the Capitol Riverfront area, making it the fastest-growing neighborhood in DC. Upon completion in 2030, The Yards neighborhood will total 3,400 residential units, 400,000 square feet of retail, and 1.8 million square feet of office space. 

Currently, the Yards is home to more than a dozen restaurants, multiple residential communities, and award-winning Yards Park, which provides a green space centerpiece for the neighborhood. Incorporating historic industrial buildings from former Navy Yard complex through adaptive reuse with modern amenities including its landmark pedestrian bridge, The Yards has established itself as the premier destination on the water in the Nation’s Capital to live, work and play. 

The Yards offers direct access to major thoroughfares I-395 and I-695, the Green Line Metro, and the 20-mile Anacostia Riverwalk Trail. The neighborhood benefits from the captivating energy of neighboring entertainment destinations Nationals Park and Audi Field, which welcomes more than three million visitors annually. The neighborhood is also proximate to Capitol Hill.

Iconic public realms

The Yards public realm was deliberately designed to foster a diverse use of space. From waterfront to main street, the Yards' open space fosters active and passive, group and individual activities. 

The Front Yard acts a natural gathering place for the community, hosting neighborhood events. It evokes a sense of arrival and begins the natural progression toward the waterfront. Reflecting the energy of Nationals Park, The Marketplace is the commercial connector unifying The Yards from east to west. This high-energy hub invites socializing and shopping with its integrated landscaping. Providing an engaging transition from the activity of The Marketplace to the iconic riverfront, The Rill incorporates water features and greenery to reinforce its natural roots and focal artwork that inspires. And finally, the pulse of The Yards radiates from The Waterfront, embodying the uplifting spirit of the Anacostia with engaging water features and a versatile award-winning community park that accomodates retailers of various sizes and year-round programming. 

With an established reputation as an entertainment hub, The Yards already draws over three million annual visitors to Nationals Park and a growing number of fans to DC United’s 20,000-seat stadium. Hosting the majority of the BID’s 360 annual events and averaging 2,000 attendees for Friday night concerts, The Yards offers an inspiring lineup of community events. From focused wellness events for local residents to seasonal pop-up beaches and barge parties to annual flagship festivals—The Yards is a celebrated home for enduring DC traditions.

Design and scale in the context of community

Phase two of The Yards focuses on the development of 3 million square feet of mixed-use space, which will be built on the 18 acres of land on the western side of the neighborhood. This second phase is organized around a vibrant pedestrian-friendly street, featuring ground level retail and dining, extended green spaces and a variety of public gathering areas. This six-block spine will offer D.C.’s only pedestrian-friendly link connecting a Metro station (Green Line – Navy Yard) directly to the waterfront. The second phase of development is expected to include 1,200 residential units, 1.5 million square feet of Class A office space and an additional 200,000 square feet of retail and dining.
